Buying a rural property can be an exciting adventure that offers more space, fewer neighbors, and peaceful surroundings. Before you make the move, however, it’s important to understand that rural real estate comes with its own unique set of considerations. From private utilities to fewer service providers and unmarked lot lines, there are a lot of factors that require due diligence. Don’t let your slice of the simple life become a complicated, costly nightmare.

1. perform well and septic inspections

Many rural homes rely on private wells and septic systems. It’s critical to have these systems inspected by a licensed professional who understands local codes and regulations. Installing a new well or septic system is not a cheap or quick endeavor. The process can take months with the potential to run into tens of thousands of dollars depending on difficulties and the type of system. Both well and septic can have long lifespans with proper maintenance, but understanding the condition and ongoing needs is crucial for protecting your budget and the health of your home.

2. get information on the propane tank

Some rural properties don’t have access to natural gas and instead use propane for heating, cooking, or hot water. It’s important to find out whether the propane tank is owned or leased. If it’s leased, you may be locked into using a specific supplier, which could affect fuel prices and delivery schedules. If it’s owned, verify with your Realtor that it is included with the sale before you submit an offer. Even if the tank is staying, your purchase agreement may have language that explains whether or not the fuel is included. Make sure you know the seller’s responsibilities regarding the fuel so you can schedule a fill ahead of time if needed.

3. ask for specifics on the water softener

In addition to the propane tank, water softeners are sometimes leased rather than owned. Always ask the seller whether any equipment is under a lease agreement. If so, you’ll want to know the terms and whether the lease can be transferred or canceled. Knowing this upfront can help you avoid unexpected monthly fees.

Additionally, ask the seller for maintenance and product details. Depending on the property’s water type, such as hard or iron water, the softener’s brine may need a specific kind of salt to operate effectively. There could also be filters that regularly need to be changed. Know what’s expected for the system’s upkeep.

4. verify lot lines

In rural areas, property boundaries may not be clearly marked. A survey should be ordered to verify lot lines. Country life will be much more welcoming if you can avoid disputes with neighbors, especially when it comes to fencing, outbuildings, or driveways that may cross over property lines.

5. understand your options for trash services

Unlike city living, rural properties don’t always have the perk of municipal trash pickup. Some areas rely on private companies, while others may require you to take your trash to a local dump or recycling center. Before buying, research available services and associated costs so you can plan accordingly.

6. look into wi-fi providers

In this day and age, reliable internet access is a must for most households. This can be a major downfall of country living if the area has limited and/or unreliable internet options. Look into what providers service the property and ask about speed, data caps, and costs. In some cases, satellite internet or fixed wireless may be your best (or only) option. Checking this ahead of time can help prevent connectivity headaches after you move in.

Rural properties offer privacy, natural beauty, and a slower pace of life—but seclusion comes with pros and cons. It’s imperative that you do your due diligence before going through with a purchase.
